Neighborhood guide

Bridgeland's villages, and which one fits your move

Bridgeland is organized into villages, each with its own amenity centers, parks, and builder lineup. Where you buy shapes your price point, your choice of new or resale, and in some sections your school district.

Selling new construction

Prairieland Village

The center of Bridgeland's new construction activity. Its model home park opened May 16, 2026 with 18 model homes from 14 builders, and homes start in the $300s. Residents use the Longwing Landing amenity center.

Selling new construction

Creekland Village

Bridgeland's newest village covers nearly 2,300 acres, with about 54 percent planned as green space. Builders here include Century Communities, Brightland Homes, Ravenna Homes, and Empire Homes, which is building from the mid-$300s.

Established · mostly resale

Lakeland Village

The original village, with mature landscaping and homes built mostly in the 2010s. A strong fit for buyers who want Bridgeland amenities with an established street and a shorter timeline than a build.

Established · mostly resale

Parkland Village

Bridgeland's second village, with thousands of single-family homes, neighborhood parks, and a wide range of resale sizes and price points.

Growing urban core

Bridgeland Central

A 925-acre mixed-use hub with H-E-B, dining, the Village Green, and office space. It is also the home of the newly announced Toro District.

Beyond Bridgeland

Greater Cypress

If Bridgeland isn't the right match, I also guide buyers through new construction and master-planned communities across Cypress and northwest Houston, including Jubilee in Hockley.

What's next in Bridgeland

The Toro District and the Houston Texans' new home

On February 12, 2026, the Houston Texans, Harris County, and Howard Hughes announced the Toro District, an 83-acre destination inside Bridgeland Central. It will hold the Texans' global headquarters and training complex, along with retail, restaurants, a hotel, entertainment, medical, and office space, plus expanded parks and trails.

Opening dates have not been announced yet. For buyers, it is one more reason Bridgeland Central is becoming the everyday heart of the community, and I'm watching how it shapes demand in the surrounding villages.

One tip before you tour: many builders require your agent to be with you, or registered, on your very first visit to a model. Reach out before you walk in so your representation is protected.

Monarch Move Up Program

Sell your current home and move into new construction

Many Bridgeland buyers already own a home. I plan the sale of your current home around your build timeline and closing date, so you move once and avoid carrying two mortgages longer than you need to.

Lease Buyout Program

Renting now? Your lease doesn't have to hold you back.

For renters moving into new construction, Monarch helps cover the early termination fee on your apartment or build-to-rent lease at closing. We read the lease with you, time your notice to your closing, and have never turned a buyout away based on its size or the time left on the lease.

How it works

Your path to a new Bridgeland home

  1. Strategy call

We talk through your timeline, budget, commute, school needs, and whether you are selling a home first.

  2. Tour villages and models

I narrow the builders and sections that match your goals, then tour with you so you see the right homes, not every home.

  3. Choose plan and homesite

We compare plans, lot premiums, orientation, and current incentives, and I negotiate the strongest package available.

  4. Contract and financing

I review the builder contract with you and coordinate lender options, including builder-preferred lender incentives.

  5. Build milestones

I stay with you through the build, including pre-drywall and final walkthroughs, with independent inspections recommended at each stage.

  6. Close and move in

We line up your closing with the sale of your current home or the end of your lease, and I'm with you through the warranty period.

"Buying new construction is one of the biggest decisions a family makes. My job is to make it clear, make it calm, and make sure you are protected at every step."Angeline Clark

I specialize in new construction and master-planned communities throughout Houston, with Bridgeland at the center of my business. I've been one of Howard Hughes' top Bridgeland producers three years in a row, and Monarch has closed more than $280 million since we opened our doors in January 2022.

My husband Jeff and I co-own Monarch. He leads our land and ranch side, and I lead our residential and builder partnerships. We chose to stay independent and intentionally small so every client gets real attention from people who know this market. Our office is in CityCentre, and I live and work in Cypress.

I also hold a master's degree in counseling, and it shapes how I work. A move is a financial decision and a personal one, and I'm good at helping clients slow down, sort through the options, and feel confident in what they choose.

Questions buyers ask me

Moving to Bridgeland: frequently asked questions

Where is Bridgeland located?

Bridgeland is in Cypress, Texas, ZIP code 77433, in northwest Harris County. The Grand Parkway (State Highway 99) runs through the community, which sits between U.S. 290 and I-10, giving residents highway access toward the Energy Corridor, Katy, The Woodlands, and central Houston.

Is Bridgeland in Cypress or Houston?

Bridgeland uses a Cypress, TX mailing address and sits in unincorporated northwest Harris County in the greater Houston area. Most residents describe it as Cypress.

Who develops Bridgeland?

Bridgeland is developed by Howard Hughes Communities, the developer behind Summerlin in Las Vegas. Home sales in Bridgeland began in 2006, and the community consistently ranks among the top-selling master-planned communities in the country.

What school district serves Bridgeland?

Most of Bridgeland is zoned to Cypress-Fairbanks ISD, including Bridgeland High School, Sprague Middle School, and Pope, Wells, and McGown elementary schools. Some western sections of Prairieland Village are zoned to Waller ISD. Zoning can change, so always confirm the assigned schools for a specific address with the district before you contract.

Which builders are building new homes in Bridgeland?

As of the May 2026 Prairieland Village model park opening, 14 builders had model homes: Beazer, Century Communities, Chesmar, Coventry, David Weekley, DRB, Highland, Lennar, Newmark, Perry, Ravenna, Tri Pointe, Village Builders, and Westin. Creekland Village adds builders including Empire Homes and Brightland Homes.

How much do homes in Bridgeland cost?

New construction in Bridgeland starts in the $300s and reaches well over $1 million for larger homes on 80-foot homesites. Resale homes in Lakeland and Parkland villages cover a wide middle range. Lot premiums for water, greenbelt, or cul-de-sac sites add to a builder's base price, so I always compare the full package, not just the starting price.

What is the Toro District in Bridgeland?

The Toro District is an 83-acre destination in Bridgeland Central, announced February 12, 2026 by the Houston Texans, Harris County, and Howard Hughes. It will include the Texans' global headquarters and training complex on 22 acres, plus retail, restaurants, a hotel, entertainment, and medical space. Opening dates have not been announced.

Do I need a Realtor to buy new construction in Bridgeland?

You are not required to have one, but the builder's sales team represents the builder. Your own agent negotiates incentives and upgrades, reviews the builder contract, tracks your build, and coordinates inspections. In many cases the builder pays your agent's compensation, so confirm the terms in writing for your specific contract.

One important detail: many builders require your agent to accompany or register you on your first visit to the model home.

Can I sell my current home and buy new construction at the same time?

Yes. That is exactly what the Monarch Move Up Program is built for. We plan your listing around your build schedule and closing date, so you can move directly into your new home.

What should I know about property taxes in Bridgeland?

Like most Houston-area master-planned communities, Bridgeland homes pay a combined tax rate that includes Harris County, the school district, and a municipal utility district (MUD), plus a community association fee. MUD rates differ by section, so two homes in the same village can carry different totals. I pull the exact rates for any home you are considering before you make an offer.
